What does “semi-custom” mean when building with your company?

Semi-custom means you get the best of both worlds: a thoughtfully designed home with the ability to personalize key features to fit your lifestyle, without the cost or complexity of a fully custom build.

We start with a curated selection of proven floor plans that are designed specifically for our homes and communities. From there, buyers can personalize elements such as finishes, materials, and select upgrades.

This approach allows us to maintain high quality, predictable timelines, and clear pricing, while still giving you the opportunity to make the home feel uniquely yours.

What parts of the home can I customize, and what is standard?

Our homes are designed with a strong standard package that includes high-quality materials, thoughtful layouts, and finishes that reflect today’s design preferences and luxury. From there, we offer a selection of customization options so you can personalize your home while keeping the process efficient and transparent.
Typically, buyers can customize items such as:

  • Cabinet Styles and Finishes
  • Cabinet Hardware
  • Countertops
  • Flooring Selections
  • Bathroom Tile Selections
  • Exterior Material Colors
  • Plumbing and Lighting Fixtures

Structural elements, core layouts, and certain materials are standardized to ensure quality control, accurate pricing, and on-time completion. There are additional Upgrades available at an additional cost from the base price.

Do you build on buyer-owned lots, or only in your developments?

Currently, our pre-sale homes are built exclusively within our Kahite development. We do not currently offer our pre-sale or semi-custom-building process on buyer-owned lots.

This allows us to carefully control quality, design standards, timelines, and overall consistency within the community, ensuring each home complements the surrounding environment and delivers the level of craftsmanship our buyers expect.

How does the presale process work in the Kahite community?

Our presale process is designed to be organized, transparent, and enjoyable; guiding you from your first meeting all the way to move-in day!

  1. Launch Meeting:
    In this meeting, you’ll choose your lot, floor plan and exterior style, review the process, ask questions, and sign the contract to officially start your homebuilding journey.
  2. Exterior Selections:
    During this phase, you’ll choose all the exterior features of your home, including brick, stone, siding, shutters, roofing, windows, doors, garage doors, and any exterior fireplaces, ensuring your home’s exterior reflects your style and vision.
  3. Plan Enhancements:
    During this phase, you can choose any optional upgrades to your home, such as upgraded appliances, custom cabinet designs, additional outlets, enhanced trim, or a premium fireplace insert, allowing you to personalize your space beyond the standard selections.
  4. Interior Selections:
    During this phase, you’ll select all interior finishes, including cabinet colors, countertops, lighting, tile, flooring, paint, shower doors, mirrors, trim, and closet shelving, personalizing your home to match your style and needs
  5. ACC Approval:
    We’ll handle the ACC review process on your behalf, submitting your exterior selections to the TVPOA and ensuring they are approved so your project can move forward smoothly.
  6. Onsite Walk-Thru:
    Once framing is complete, we’ll guide you through your home to confirm outlet placement and other mechanical details, giving you a chance to visualize your space and ensure everything fits your needs.
  7. Closing/Move-In:
    In the final phase, you’ll complete a final walkthrough & homeowner orientation, receive the keys to your new home, and celebrate the start of life in your custom-built space.

What is the typical timeline to build a home from contract to completion?

The overall timeline to build a pre-sale home is approximately 9-10 months, including the pre-construction contract and selection meetings.

All exterior and interior selections must be completed prior to submitting the home for Architectural Control Committee (ACC) review. This ensures the design is fully approved before construction begins and helps us maintain an efficient, well-organized build schedule. ACC approval takes approximately 1 month.

Once ACC approval is received, construction typically takes 7-8 months, depending on factors such as home size, selected upgrades, and weather conditions. Throughout the process, we’ll keep you informed of progress and upcoming milestones, so you always know what to expect.

What is included in your base price, and what are considered upgrades?

Our base price includes a thoughtfully designed home with high-quality standard selections that align with the overall look and feel of the Kahite community. These standards are intentionally chosen to provide a cohesive, elevated starting point while still allowing room for personalization.

During the building process, you’ll move through dedicated exterior and interior selection phases, where we clearly outline what is included as standard and what is available as an upgrade.

Standard selections typically include:

  • A predefined floor plan and exterior style
  • Standard exterior materials approved for the community
  • Standard cabinetry, countertops, flooring, lighting, plumbing, tile and fixtures

Optional upgrades and enhancements may include:

  • Upgraded appliances
  • Custom cabinet designs
  • Premium countertops or flooring
  • Enhanced trim details
  • Additional electrical outlets or lighting features
  • Fireplace upgrades or specialty inserts

All selections and upgrades are reviewed and finalized before submission to the Architectural Control Committee (ACC) to ensure a smooth approval process and accurate pricing. We provide clear documentation throughout, so you’ll know exactly what’s included, what’s optional, and how each choice impacts your cost, no surprises.

Can I make changes once construction has started?

Once all selections have been finalized and submitted for ACC approval, changes during construction are not guaranteed. Most key design choices are locked in to keep the project on schedule and maintain quality standards.

Some changes may still be possible, but these are considered change orders and will incur an additional fee. We’ll clearly communicate what can be adjusted and the associated costs so you can make informed decisions.

To avoid delays or extra charges, we encourage buyers to finalize all selections during the designated exterior, plan enhancement, and interior selection phases.

Do you offer move-in ready or spec homes in Tellico Village?

Yes, we do offer move-in ready and spec homes. Our available homes are located within the Kahite community as well as the Main Village.

How does pricing work for semi-custom homes and presales?

Each of our floor plans has a base price that includes all standard features and finishes. Buyers can choose from a variety of optional upgrades, such as custom cabinetry, premium countertops, or enhanced flooring, which are added at an additional non-refundable cost.

The pre-sale process begins with a non-refundable deposit and signed contract, officially securing your lot and floor plan. As you select upgrades during the design phases, those costs are added and due at the time the selections are made.

Once your home is complete, you will officially close on the property, paying the remaining balance through your chosen financing or payment method. This formal closing transfers ownership to you, finalizes all contractual obligations, and marks the start of life in your new home.

Do you provide a warranty, and what does it cover?

Yes, we provide a one-year builder’s warranty that goes into effect at closing, giving you peace of mind during your first year of ownership.

Can you help with financing or lender recommendations?

While we do not provide financing directly, we are happy to connect you with our preferred lenders who are familiar with our homes and the Kahite community. How do I get started or reserve a lot or home?

Getting started is simple! Reach out to our team to schedule a launch meeting, where you’ll choose your lot, floor plan, and exterior style. At this meeting, you’ll also review the building process and sign your contract to officially begin your homebuilding journey.
